After less than 3 years, only two single family homes are left in the new home community of Merrill Villas in Carolina Forest

Single-family homes in the new home community of Merrill Villas in Carolina Forest first closed back in June of 2022. A little over two years later, the community is nearing completion.

As of March 26, 2025,  Mungo Homes has just 2 single family homes left for sale:

1. A 3 bed, 2 bath single level split plan on a pond. July completion, 1,786 sq ft, $374,900, $10,000 towards closing
2. A 5 bed, 3.5 bath plus a formal office, primary upstairs. Also on a pond lot. 3,049 sq ft, $429,900 and same incentives apply if using a Mungo Homes partner lender and attorney

Horry County Planning Commission to make a recommendation to rezone approximately 37.24 acres just east of Highway 701 north - Long Branch Estates

On April 3, 2025, Horry County Planning Commission will be making a recommendation to rezone approximately 37.24 acres just east of Highway 701 north of downtown Conway from Commercial Forest Agriculture (CFA) to Multi Residential (MRD 1).

Long Branch Estates is a new home community being planned in the northeast part of Conway.

This piece of property is located just off of Long Branch Road near Highway 65 in Conway.

A few of the existing subdivisions near this location include Grier Crossing, Ridgewood and Kingston Oaks.

The current plans are to develop 74 single family homes and the conceptual plan is tentatively naming this community Long Branch Estates.

After 9 years building single family homes in Bella Vita, Beazer Homes is nearing completion of this Carolina Forest new home community

Beazer Homes first starting building and selling homes in Bella Vita way bay in 2016. In Beazer’s early years of development homes sold in Bella Vita in the $200’s. Nine years later, some of the homes have sold up into the $500’s. Beazer is now in the final phases of building in it’s two communities in Carolina Forest, Bella Vita and Bella Vita Gardens.

Horry County Planning Commission will make a recommendation on April 3, 2025 to rezone 127.62 acres to Multi Residential District-Preservation (MRD-P)

On April 3, 2025, Horry County Planning Commission will be reviewing a request to rezone approximately 127.62 acres from Forest Agriculture (FA) to Residential (SF 10) to Multi Residential District-Preservation (MRD-P) for a piece of property located on Highway 45 in Loris.

The MRD-Preservation zoning district establishes design criteria for rural subdivisions. Collectively, a smaller minimum lot size becomes permissible for the exchange of greater setbacks, landscape buffers and the implementation of sustainable design criteria. Myrtle Beach celebrated its birthday yesterday, March 12. It has now been 87 years since Myrtle Beach was incorporated as an official South Carolina town. Before incorporation, Myrtle Beach was more of an informal community without self-governing authority.

On June 1, 1957, Myrtle Beach subsequently became incorporated as a city when the permanent population on Myrtle Beach exceeded 5,000. For Myrtle Beach, this change reflected its growth into a major tourist destination, managing increasing visitors, businesses, and local services.

Mungo Homes is looking to build another new home community behind the South Strand Commons Shopping Center in Myrtle Beach.

In late February of 2025, Mungo Homes purchased three parcels of land totally nearly 140 acres behind the South Strand Commons Shopping Center near the intersection of Highway 17 and Highway 544. Parcel 1 is 106.75 acres; Parcel 2 is 16.75 acres and Parcel 3 is 15.65 acres. These parcels are nestled between two existing subdivisions: (1) Queens Harbor and (2) Windsor Plantation – and across Highway 544 from Sayebrook.
