As part of the July 14th the Brunswick County Planning Board meeting, there will be a public hearing regarding the proposed development project of Sailors Haven in Sunset Beach, NC.

The new home community of Sailors Haven is being planned at the northwest corner of where NC 179 (Beach Drive SW) and NC 904 (Seaside Road) intersect.

Preliminary plans for the Sailors Haven Planned Development are 299 single family homes on an approximately 117.36 acres of land.

At this point, Coastal Cornerstone Development is expected to be the land developer for this property.

Timing for development and sales in the new home community of Sailor’s Haven has not yet been announced.

Significant new home community development off of Medlen Parkway is likely coming soon to the outskirts of downtown Conway.

Medlen Parkway is situated slightly northwest of downtown Conway and connects Highway 501 (Church Street) to Oak Street.

There are a few established subdivisions off of Medlen Parkway (Elmhurst, Midtown Village, Kingston Bay) that may soon be getting some more company.

As depicted on the accompanying graphic, there are seven (7) parcels that are being targeted for new home community development along Medlen Parkway.

Lennar is targeting the first 3 parcels.

Realstar Development Group, LLC currently owns 3 parcels along Medlen Parkway – (1) 7.62 acre parcel, (2) 17.64 parcel, and (3) 62.72 acre parcel.

Birchwood is a new home community in Longs, SC that began presales in July of 2025. This new home community of Birchwood is located just off of West Bear Grass Road and Freemont close to Highway 905.

Anchors Bend, Longview, Ivy Woods and the Village at Longs are a few of the other subdivisions that are nearby where the new home community of Birchwood will be developed.

Although Horry County Government approved 79 single-family homes, Lennar will be building 77 single family homes in Birchwood on an approximate 18.2 acre parcel of land.

Lennar purchased this property in early 2024.

D. R. Horton is planning another new subdivision in the Socastee area off of Enterprise Road - Winfield Farms

Winfield Farms is conveniently located near Highway 31, Highway 544 and Highway 707, just south of the Waccamaw River in Socastee.  Silverfox Landing, Hampton Park, Hidden Woods and Regal Farms are a few of the subdivisions close to where the new home community of Winfield Farms will be developed in Socastee.

Strong sales momentum in SeaChase Pointe supports the idea that the North Myrtle Beach and Cherry Grove areas are growing in popularity

North Myrtle Beach and Cherry Grove have become increasingly more popular in recent years – perhaps due to being less commercialized and less crowded than Myrtle Beach.

Sales in the new home community of SeaChase Pointe in North Myrtle Beach have been strong. Over 20 single-family homes have sold in just the last 2 months in SeaChase Pointe.

As can be seen in the accompanying aerial photo, significant progress has also been made with the community clubhouse, community pool, and pickleball courts!

The single-family homes in SeaChase Pointe have been selling from the low $400's to the low $500's with an average selling price of around $460,000.

In May of 2025, the request to amend the official zoning maps for Horry County to rezone approximately 127.62 acres from Forest Agriculture (FA) to Residential (SF 10) to Multi Residential District-

Preservation (MRD-P) for a piece of property located on Highway 45 in Loris was approved.

The MRD-Preservation zoning district establishes design criteria for rural subdivisions. Collectively, a smaller minimum lot size becomes permissible for the exchange of greater setbacks, landscape buffers and the implementation of sustainable design criteria. Status of the River Oaks Drive Expansion Project and the Carolina Forest new home communities being impacted

Horry County citizens voted to approve the referendum with the RIDE 4 program going into effect May 1, 2025, after completion of the RIDE 3 collections.


As of June 2025, all RIDE 3 projects have not yet been completed.


With respect to Ride 4, there are two projects that have already gotten some traction:


1. SC Hwy 90 widening from East Cox Ferry Road to Little River ($745 million dollar budget)
2. River Oaks Drive Widening ($142 million dollar budget)



Horry County has already issued a Request for Proposal (RFP) seeking design bids for each of these two projects.

On June 17, 2025, Horry County City Council will be hearing a second attempt to rezone a parcel off of Highway 66 and Ashley Circle in Conway.

This parcel of land off of Ashley Circle is just north of Highway 22 not too far from the Highway 905 interchange.

Chandlers Run, a completed 72 single-family home community is just down Highway 66 from this parcel. Shell Bay Estates (22 single-family homes) and Ambridge (173 single-family homes by Beazer) are a couple of other new home communities coming soon to the same general area in Conway.

This is a second rezoning attempt for this parcel. Back in September of 2024 there was a request to rezone this property from LFA to MRD-P for 149 single-family units but the request was withdrawn due to community opposition.
