Long Bay Village will consist of single-family home 137 lots, including 35 single-family home waterfront lots with private docks along the Intracoastal Waterway.  Each of the private docks along the Intracoastal Waterway will accommodate two adjacent waterfront lots.

Long Bay Village is designed around 9.1 acres of existing wetlands and a 110-foot-wide Santee Cooper power line right-of-way, which will remain undeveloped.

Key design elements of Long Bay Village include:

· Lot size: Minimum 7,200 square feet; Waterway “Piano” Lots 10,800 square feet

· Setbacks: 20-foot front/rear, 5-foot side, and 7.5-foot side setbacks for corner lots

· Access: Three entry points off Bowline Boulevard.

· Emergency access: Gate at C-Versie Road, served by a 22-foot-wide all-weather drive

· Amenities: Pool, clubhouse, playground, pickleball courts, two community boat docks, and two mail kiosks with parking

· Offsite Improvements: The developer will complete intersection upgrades at Old Crane Road and Bowline Boulevard

· Architectural Style: Homes will feature a coastal vernacular design, incorporating elements typical of traditional Lowcountry and waterfront architecture

Pulte will be the builder in Long Bay Village.

Pulte has not yet announced timing or pricing for the single-family homes in Long Bay Village.
