Heron Landing Listings
Heron Landing is a new home community coming to Longs, SC. Heron Landing is conveniently located off of Highway 9, just a few minutes north of the downtown area of Longs. Myrtle Lakes North and The Willows are a couple of the subdivisions that are adjacent to where Heron Landing will be developed.
Phase 1 of Heron Landing, on approximately 41.29 acres, was rezoned to MRD 3 in 2022 and approved for 91 single family units.
The more recent activity on Heron Landing was to rezone the 59 acres of Phase 2 to allow for 49 single family lots. This Heron Landing Phase 2 parcel contains 35.14 acres of wetlands. Due to the property being incumbered with wetlands the only potential access to the site is through Cedar Branch Estates and Heritage Park. Current project plans propose one wetland impact (0.09 ac) for a right of way crossing without any lots to be platted within the wetlands. The lost sizes in Phase 2 of Heron Landing are being proposed to be a minimum of 10,000 square feet with an overall open space area of approximately 41.51 acres.
Heron Landing SC LLC owns Phase 1 of Heron Landing and expectations are for this same entity to become the owner of Phase 2 (currently owned by KZW Holdings LLC) once plans are approved.
Timing for the development of Heron Landing has not yet been announced.
