Timberline in Conway - proposing zoning change to MRD-P

Timberline is a new home community coming to Conway. The Timberline community is located north of downtown Conway near the Highway 701 and Highway 22 interchange. The Timberline property is located just south of Poplar Church Road and directly off of Allentown Drive. The Wisteria Woods and Keighly communities are nearby.

The developer, Diamond Shores, is looking to rezone this property from Forest Agriculture to Multi-Residential District Preservation (MRD-P). MRD-P is the recently added new zoning district whereby smaller minimum lot sizes become permissible for the exchange of greater setbacks, landscape buffers and the implementation of sustainable design criteria. The sustainable development criteria for Timberline are sidewalks, 5 pocket parks, and 50 foot wetland buffers. In general, a property with MRD-P zoning will have more green and more open space, but potentially more homes closer together.

Timberline is located on an approximate 159.76 acre piece of property.

Preliminary plans are for there to be 240 single family homes in the new home community of Timberline.


HIC Poplar Church LLC owns the land and Diamond Shores is the developer.


No specific timing has been announced for development of the Timberline community in Conway.
