Great Southern Homes to be developing a new home community of 30 single family homes off of Highway 378 west of Conway.

Horry County has approved 30 single family units on an approximate 24.82 parcel of land west of Conway just off of Highway 378 in the Pee Dee Crossroads area where Pee Dee Highway intersects with Highway 378.

Creekside Homes currently owns this property. In January 2024, United Homes Group, Inc. (UHG), acquired the homebuilding business and assets of Creekside Custom Homes, LLC. UHG operates in the southeastern United States, with its builder brand Great Southern Homes having an emphasis on South Carolina, Georgia, and soon North Carolina markets.

This new home community is tentatively being identified as Johnston Pearce. This new home community being planned is one of several new home communities hat are being planned off of Highway 378, including Hemingway Landing, an approximate 77 single-family home community by D. R. Horton and Kingston Preserve , an approximate 407 single-family home community being planned.

The new home community currently identified as Johnston Pearce was rezoned in April of 2022 from Commercial Forest Agriculture and Highway Commercial to Residential SF-20. The Residential SF-20 zoning district is intended for single-family development in a semi-rural setting, with minimum lot size of 20,000 square feet.

As of May 2025, Great Southern Homes has not yet announced timing or pricing of the single-family homes in Johnston Pearce.
