Another Planned Development District in Conway being considered near Highway 22 and Highway 905 - 150 single family homes and 38 townhomes

Another new single-family home community is being planned on the east side of Conway off of Highway 905 near Highway 22.

An approximate 82.5 acre of land off of Highway 905 near the Highway 22 interchanges is currently zoned Forest Agriculture. On April 3, 2025, the Horry County Planning Commission heard a request to rezone this piece of property to Multi Residential District-Preservation – MRD-P.

Slight changes to this plan are now requesting to rezone this parcel from LFA (Limited Forest Agriculture) to Planned Development District (PDD).

The Planned Development District (PDD) allows for mixture of residential, commercial, office, industrial uses on a single site provided a written narrative and conceptual plan are submitted.

In general, a property with MRD-P zoning will have more green and more open space, but potentially more homes closer together.

The newly proposed plan is to build 150 single-family homes and 38 townhomes on this parcel of land.

This property also runs along the Waccamaw River.

This PDD that is being proposed would be developed across Highway 905 from where Beazer Homes is currently building 173 single family homes - the new home community of Ambridge.
No builder or developer has yet to be named for this Planned Development District in Conway, SC that is being proposed.
